 Not all building projects require Planning Approval. These works are classed by the government as permitted development and over the next few months planning legistation in Scotland will be revised to encompass a greater degree of flexibility within the classification of permitted development. The correct advice at this stage will become even more important.

Planning approval is a legal document that describes how the works will comply with the planning standards. It describes how the alterations will look and fit on the site, the materials used in the finish of the construction and how the work fit with the local environemnt.

Without necessary planning approval you will have difficulty in selling your house as most solicitors are now requiring this document to complete any house sale. Additionally planning authorities are not required to approve the works retrospectively and have the power to enforce demolition on non compliant structures.
